To sell your house fast, you have five main options: price it to sell with an agent, sell it as-is, sell to a cash home buyer, sell to an iBuyer, or sell it yourself to someone you already know.

The fastest is usually a cash buyer. There is no lender, so you can often close in a few weeks instead of waiting on mortgage approval. The trade-off is price: speed usually costs you some of what you could get on the open market. Here is how each option works.

1. Price it to sell and list with an agent

A well-priced home in good condition can sell quickly on the open market. A local agent can show you what similar homes near you sold for and how fast. To move faster:

  • Price at or slightly below recent comparable sales.
  • Handle small, cheap fixes: paint, lighting, curb appeal.
  • Make the home easy to show.

Keep in mind: Most buyers use a mortgage. Appraisal, inspection and underwriting take time, and financing can fall through late in the process. Our Real Estate Agent Program can help if you want to list.

2. Sell as-is

Selling as-is means you will not make repairs. You can do this through an agent or with a direct buyer. You still have to share known defects. In most states, sellers must fill out a property condition disclosure.

Best when: The house needs work you cannot afford or do not have time to do.

3. Sell to a cash home buyer

Cash buyers, often called "we buy houses" companies, buy the house directly. There is no listing, no showings and no lender. That is usually what makes them the fastest option. What to expect:

  • An offer based on the home's condition and what it would sell for after repairs
  • No agent commissions. Ask who pays the closing costs.
  • A closing date you choose, often within weeks

Trade-off: The offer is usually below full market value. You are trading price for speed and certainty.

4. Sell to an iBuyer

iBuyers are tech companies that make instant offers on homes in certain markets. They usually want homes in good condition. They often charge a service fee and take repair costs out of the offer.

5. Sell to someone you know

A tenant, neighbor or relative may want to buy. You will save on marketing, but you still need a title company or real estate attorney to close properly. See how to sell without a realtor.

What slows a sale down

  • Buyer financing: loan approval, appraisal and underwriting. The CFPB explains each step of the mortgage process.
  • Inspection problems: repair requests and renegotiation.
  • Title issues: liens, unpaid taxes, or heirs who have not signed off.
  • Closing paperwork: lenders must give buyers a Closing Disclosure at least three business days before closing. See the CFPB's Closing Disclosure guide.

Behind on payments or facing foreclosure?

Talk to a HUD-approved housing counselor before you sell. Counseling is often free, and they can explain options you may not know about. Find one through HUD or the CFPB. USA.gov also lists federal help for homeowners.

If selling is the right move, see how to sell a house when you are behind on payments.

How to avoid scams when selling fast

  • Never sign over your deed before you are paid at closing.
  • Close through a licensed title company or attorney.

Do you owe taxes when you sell?

Maybe. If the house was your main home, you may be able to exclude up to $250,000 of gain from income, or $500,000 for married couples filing jointly, if you meet the ownership and use rules. See IRS Publication 523, Selling Your Home. A tax professional can confirm what applies to you.
